Who is liable to pay closing fees on real estate if the deal does not go thru? - real estate appraisal report

We wanted to buy a house. Two days before closing, was something unexpected that I cancel the sale and losing money seriously. Now, the loan officer for assessment, investigation and credit report is requested. Does anybody know if I was responsible for the theory of reference?

Yes, I have to pay for it. A sales contract is a binding contract and goes straight to the mortgage. It would have been different if we had delayed the closing or if something had happened at the end sellers. But you must have retired from the business.
